Begin with the purpose

The same apartment can suit one buyer and disappoint another. A family home, a future relocation and an income-oriented purchase create different questions. We begin with intended use, timing, budget and what you need to keep flexible.

Separate evidence from expectation

Completed features, documents and observable condition belong in one column. Proposed infrastructure, anticipated demand and projected returns belong in another. Both can matter, but they should not carry the same certainty.

Compare like with like

A price comparison is only useful when it accounts for size, condition, specification, ownership costs and timing. A lower purchase price may come with substantial work. A staged payment plan may still produce a larger overall commitment.

Make the trade-offs visible

  • What are you giving up in return for this location?
  • Which assumptions matter most to the proposed investment case?
  • What happens if you need to hold the property longer?
  • What should an independent legal or technical professional verify?

Leave room to say no

A shortlist is a decision tool, not an obligation to buy. If the documentation, price or practical fit does not support the brief, the useful conclusion may be to wait or to consider a different option. This is our advisory perspective, not a promise of investment performance.
