The current published route

The Dubai Land Department Taskeen service currently describes a two-year property-linked residence permit. Its eligibility section allows an individual property owner to apply regardless of property value, while a co-owner’s share must be at least AED 400,000. These published criteria are not a guarantee of an individual application’s acceptance.

Dubai Land Department: Investor Residence Application (Taskeen)

Prepare for an application, not an automatic entitlement

The service page lists a passport, electronic title deed, photograph and a Dubai good-conduct certificate among the required documents. It also requests identity or existing residence documents where available. The applicant must attend in person; confirm current documentation, fees and appointment arrangements directly with the service centre.

Family sponsorship involves further evidence. Ask specifically about dependants, document attestation and the timing of any existing visa cancellation or change. Do not cancel a current residence arrangement based only on a property reservation.

Why older summaries can mislead

Online guides may continue to quote previous thresholds or durations. Use the live service page when preparing your application and ask the authority to resolve any difference between documents. A screenshot from an old sales presentation is not an eligibility decision.

Keep Taskeen and the Golden Visa separate

The property Golden Visa is a different application route. Read its separate criteria and documentation guide rather than assuming the same ownership rules apply.

Before you proceed

  • Confirm that your property and ownership structure fit the current route.
  • Obtain a current document checklist and fee quotation.
  • Confirm your personal and family application sequence.
  • Keep copies of the authority’s written guidance and the documents submitted.

This guide covers Dubai and provides general information, not personal immigration advice.
