What the Dubai service currently states
Dubai Land Department’s property-investor Golden Visa service describes a renewable ten-year residence permit for qualifying property purchases of at least AED 2 million. Its page lists title documentation and identity documents and requires the applicant to be in the UAE. Ownership and application conditions still apply; buying at that price does not itself issue a visa.
Dubai Land Department: Golden Visa application — InvestorMortgages and off-plan purchases need individual confirmation
The DLD page includes bank-letter requirements for mortgaged property, including paid and outstanding amounts. Its description also refers to proof of AED 2 million paid. Confirm how the current requirements apply to your exact ownership and finance structure directly with the service centre. Do not treat a developer’s eligibility statement as approval.
If you are considering an off-plan unit, obtain confirmation of the route, acceptable registration evidence and application timing before assuming it qualifies. This article does not promise eligibility for an uncompleted project.
Questions to settle before committing
- Which applicant and ownership shares will be assessed?
- Which purchase, title and bank documents will the authority accept?
- At what stage can the application be made?
- What additional documents are needed for family members?
- What are the current fees, insurance requirements and conditions for maintaining residence?
Keep the property decision independent
Consider whether you would still want the property if the application took longer than expected or required further documentation. Budget for the property and the residence process separately. For the shorter property-investor route, see our Taskeen guide.
